Q. Who actually owns and maintains the roads, amenities, 24 hour security, common area's and right of way's inside The BIG CANOE® Community?
A. The property owners must maintain all of this since The BIG CANOE® Community is a private, gated community. If it's not open to the public, the county will not maintain the roads. The BIG CANOE® Community encompasses 6200 acres (about 30% of which is set aside as common green belts), has 84 miles of paved roads and right of way that have to be maintained and two 24-hour, manned security gates as well as security on patrol.

Who actually runs The BIG CANOE® Community?
The BIG CANOE® Community Property Owners Association. The BIG CANOE® Community Property Owners Association has an elected board of directors (similar to a city council) that hires and oversees the general manager, sets budgets and fee's etc.

How much are the monthly maintenance fees to property owners?
A lot owner that has not built yet pays $133.50 per month and a homeowner presently pays $205.00 per month into the property owner's association. Amenity fees are separate and very reasonable. The good news is, if you don't play golf, tennis, swim, fish or use the million dollar fitness center, you don't pay for them. There is never a special assessment and there is no minimum amount you have to spend every month.

How much is the initiation fee?
The only way to be a member is to be a property owner. The BIG CANOE® Community sells no outside memberships. At the time you purchase property in The BIG CANOE® Community, you pay a one time fee of $400.00. This entitles you, as a member, to use of all the amenities.

How much are the amenity fees?
Since all the amenities are owned by the property owners, the fees are set by the elected board. They are very reasonable.

How much are property taxes?
Since The BIG CANOE® Community is located in Pickens and Dawson County, Georgia, I won't attempt to get into mill rates. As a rule of thumb let's just say that the property taxes will run approximately 9/10ths of one percent of the purchase price. i.e.. $50,000 lot = $450.00 annually and a $300,000 home approximately $2700.00 annually.

What about water/sewer?
The BIG CANOE® Community has 19 deep wells with water lines run to every property. If you are a lot owner, you pay $60.00 annually for water standby fees. When you build, the water is metered. Average is about $60.00 per month. All single family homes are on septic tanks so there is not a sewer charge unless you own a condominium or cluster home.
