Initiation, Monthly Property Owners Taxes and Use of Amenities Fees |

The BIG CANOE® Community sells no outside memberships. The only way
to become a member is to become a property
owner. When you acquire property (home, condo, cluster
home or homesite) you become a full member by agreeing
to abide by the covenants and restrictions and paying a
one-time fee of $400.00. |

Monthly Association Fee: The BIG CANOE® Community is a private community
with twenty four hour security and over eighty six miles
of paved roads that have to be maintained. A homeowner
pays presently $205.00 per month to the association.
A lot owner presently pays $133.50. The property owners
own the roads and amenities and therefore maintain
them. The BIG CANOE® Community has a board of directors and it runs Big Canoe
like a city council. The BIG CANOE® Community is very strong financially and
financial statements are available upon request. |

Property Taxes: The BIG CANOE® Community is located in two counties;
Pickens and Dawson. Without getting into millage rates,
a good rule of thumb on property taxes is this: Your annual
county taxes will run approximately 9/10ths of one percent
of your purchase price. Example: $300,000 home = $2700.00
a year property taxes. |

Amenity Fees: Property owners and their guest's can enjoy the amenities. The BIG CANOE® Community has 27 holes of golf, a new million dollar fitness center complete with indoor tennis, racquetball court, heated pool, treadmills, weights and aerobics. There are three lakes, fishing, boating and swimming. The BIG CANOE® Community has eight outdoor tennis courts, a tennis pro and a fine tennis program. There is a swim club that has an in-ground pool, canoes, paddle boats, a 200' waterslide and a snack bar. The community has good fishing, rental boats including canoes, john boats and pontoon boats.
If you don't use the amenities, you don't pay for them. If you do use them, there is a nominal charge for their usage. You can either purchase a day pass or an annual unlimited pass for use of all the amenities. Following, you will find first a list of all the daily rates for use of the amenities followed by the annual rates. |
