The BIG CANOE® Community sells no outside memberships. The only way to become a member is to become a property owner. When you acquire property (home, condo, cluster home or homesite) you become a full member by agreeing to abide by the covenants and restrictions and paying a one-time fee of $400.00.

Monthly Association Fee: The BIG CANOE® Community is a private community with twenty four hour security and over eighty six miles of paved roads that have to be maintained. A homeowner pays presently $205.00 per month to the association. A lot owner presently pays $133.50. The property owners own the roads and amenities and therefore maintain them. The BIG CANOE® Community has a board of directors and it runs Big Canoe like a city council. The BIG CANOE® Community is very strong financially and financial statements are available upon request.

Property Taxes: The BIG CANOE® Community is located in two counties; Pickens and Dawson. Without getting into millage rates, a good rule of thumb on property taxes is this: Your annual county taxes will run approximately 9/10ths of one percent of your purchase price. Example: $300,000 home = $2700.00 a year property taxes.
